Brick and Stone Repointing in Ottawa: Signs, Process & Limits
Repointing is the controlled removal of deteriorated mortar from the outer part of masonry joints and its replacement with compatible new mortar. Done correctly, it improves weather resistance, restores the joint profile and keeps serviceable brick or stone in place. Done carelessly—with a mortar that is too hard, shallow surface smears or damaged unit edges—it can accelerate deterioration.
Ottawa’s rain, melting snow, de-icing salts and repeated freeze-thaw cycles make both material selection and workmanship important. There is no single mortar recipe that is correct for every building.


The problem: mortar joints are wearing away
Mortar is not simply coloured filler. It beds masonry units, distributes small irregularities, seals the joint through bond and helps the wall manage moisture and movement. In many traditional assemblies, the mortar is intended to be the more maintainable, sacrificial part of the wall.
As joints erode, crack or separate from the units, they create easier paths for water. Wet masonry exposed to freezing can suffer mortar loss, damaged brick faces or stone deterioration. Repointing restores the weathered joint before greater removal or rebuilding becomes necessary; it does not make a defective wall waterproof by itself.
Common causes of joint deterioration
- Normal weathering. Rain, wind and long-term wetting-and-drying slowly erode exposed mortar.
- Freeze-thaw exposure. Water in joints can freeze and expand. Chimneys, parapets, sills, freestanding walls and masonry near grade receive severe exposure.
- Melting snow and salts. Snowmelt can saturate masonry before temperatures fall again. De-icing salts near walks and roads can migrate into porous units and mortar.
- Water-shedding defects. Leaking gutters, failed sealant, cracked caps, poor flashing or a sloped surface that holds water can repeatedly load one area.
- Incompatible earlier repairs. A dense, overly strong mortar can restrict drying or concentrate stress in softer brick and stone.
- Movement. Settlement, thermal movement, corroding steel or a failing lintel can crack joints. Repointing the crack without addressing movement usually treats the symptom only.
Signs that an assessment is worthwhile
Look for mortar that powders under light finger pressure, falls out in pieces, has recessed deeply, or is missing. Cracks along the brick–mortar interface, open head joints, damp patches and repeated efflorescence also deserve attention. Areas beneath sills, around openings, on chimneys and close to grade often deteriorate first.
Not every colour change means failure, and an intact hard surface can sometimes hide weak mortar behind it. Conversely, hairline shrinkage may be limited to a previous repair. A mason should compare several elevations and probe representative joints without damaging the masonry.
Bulging walls, displaced or loose units, stepped cracks that continue through bricks, widening cracks or movement over an opening require more than routine repointing. Those conditions may call for structural or building-envelope review.
Repair options and their benefits
Localized repointing
Sound surrounding joints can remain when deterioration is truly limited. Local work reduces disturbance, but the new colour and texture must still be matched thoughtfully. A small repair should extend to logical joint boundaries rather than leave thin feathered edges.
Repointing a full area or elevation
Where deterioration is widespread, treating a complete wall area can provide consistent joint performance and appearance. It also allows systematic access to hidden voids. Full elevation work is not automatically necessary; the condition survey should determine scope.
Repointing plus related repairs
Damaged units may need targeted replacement. Failed caps, flashing, sealant, gutters, grading or drainage should be corrected when they are feeding water into the masonry. Benefits come from the combined repair: compatible joints reduce water entry and encourage appropriate drying, while water-shedding details reduce the load reaching the wall.
Important limits
Repointing does not straighten a bowed wall, rebuild a failed chimney, repair corroded lintels or stop water entering above the work. It cannot restore the sound core of a brick whose face and body have disintegrated. Mortar should not be spread as a thin coating over old joints; this “skim pointing” lacks the depth and contact needed for durable performance.
For older or heritage masonry, “stronger” is not automatically better. National Research Council guidance says the new mortar should be compatible with the units and bedding mortar; excessive strength can damage softer masonry. Permeability, bond, frost exposure, colour, aggregate texture and joint finish all matter. A previous repair mix should not be copied without assessment.
Work also depends on weather. Fresh mortar can be harmed by freezing, heavy rain, wind, direct sun or rapid drying. Cold-weather enclosures and controlled heating may be possible for a planned project, but simply adding antifreeze or working through unsuitable conditions is not a quality substitute.
A careful repointing process
- Condition survey. Map failed joints, damaged units, cracks and likely water sources. Separate routine maintenance from movement or structural concerns.
- Mortar and finish selection. Review the existing units and bedding mortar. For significant or heritage work, a sample analysis and test panels can help confirm strength range, permeability, colour, sand and joint profile.
- Joint preparation. Remove deteriorated mortar to a sound, reasonably uniform, square-ended depth. NRC guidance generally uses about twice the joint width, adjusted for thin joints and actual conditions. Hand tools or carefully controlled tools limit damage to brick and stone edges.
- Cleaning and pre-wetting. Remove dust and loose material. Dampen absorptive masonry as required without leaving standing water, so dry units do not pull moisture too quickly from the new mortar.
- Placement and compaction. Pack compatible mortar firmly into full contact, in successive layers when depth requires. Avoid smearing the faces.
- Tooling. Finish the joint when its set is appropriate. The profile affects compaction, water shedding and appearance; it should suit the masonry rather than create thin fins over unit faces.
- Curing and protection. Protect fresh work from rain, sun, wind, freezing and rapid moisture loss. The required damp-curing period depends on the mortar system and conditions.
- Final review and maintenance record. Check joints, clean gently and record the mortar and repair areas for future maintenance.
Short FAQ
Is “tuckpointing” the same as repointing?
The terms are often used interchangeably in everyday advertising. Technically, repointing means renewing deteriorated mortar; traditional tuck pointing is a decorative technique using contrasting fillets. For most Ottawa repair requests, repointing is the accurate term.
How long does repointing last?
There is no honest universal number. Longevity depends on exposure, water management, mortar compatibility, joint preparation, compaction, cure and future maintenance. Correcting the moisture source is often as important as the new mortar.
Do all joints need to be replaced?
No. Sound joints should not be removed without reason. The scope may be localized, a defined wall section or a full elevation depending on consistent field findings.
Can repointing stop an interior leak?
It can close deteriorated joint paths, but leaks may originate at roofs, flashings, windows, caps, sealants or concealed layers. The source should be diagnosed instead of promising that mortar alone will solve it.
