Masonry answers

Questions Ottawa property owners ask us

Clear guidance on common brick and stone concerns. Every recommendation begins with the actual wall, exposure, and moisture conditions.

Stone support Can stone be installed without a foundation ledge?

Sometimes. Lightweight adhered stone may work over an approved wall assembly with the correct substrate, membranes, drainage, flashing, clearances, and manufacturer’s system. Full-bed or anchored stone is heavier and normally needs continuous structural bearing, such as a foundation ledge or designed shelf angle. We inspect the wall first; uncertain structural support requires qualified design.

Repointing What is repointing, and what does it improve?

Repointing removes deteriorated mortar from the outer part of masonry joints and replaces it with compatible new mortar. Proper preparation, compaction, joint finishing, and curing can reduce direct rain entry, restore appearance, and preserve sound units. It cannot stabilize a bulging wall, stop settlement, replace a failed lintel, or compensate for missing flashing.

Spalling brick What is spalling brick, and why does it happen?

Spalling occurs when a brick’s face or body flakes, pops, or breaks away. Moisture is usually central: saturated masonry can deteriorate during Ottawa freeze-thaw cycles. Failed sills, caps, mortar, flashings, roof drainage, salts, dense coatings, or incompatible mortar may contribute. The water path should be identified before damaged bricks are replaced.

Lintels What are the signs of a failing lintel?

Possible signs include stair-step cracks from opening corners, horizontal cracking, shifted bricks, a sagging course, widening gaps, rust staining, or flaking steel. Similar patterns can also result from settlement or thermal movement. The masonry, bearings, concealed steel, opening, and drainage details must be examined together; significant movement or uncertain support may require structural review.

Water and flashing Is a brick or stone wall waterproof?

No masonry face should be assumed to stop every drop. Veneer walls are generally detailed to manage incidental water with drainage, a water-resistive layer, flashing, and outlets such as weeps. Older solid masonry behaves differently and relies more on drying. The wall type and water path must be identified; a surface sealer cannot replace missing drainage or failed details.

Efflorescence What is the white powder on my brick or stone?

It may be efflorescence: soluble salts left behind when moisture travels through masonry and evaporates. The deposit is often mainly cosmetic, but repeated or heavy deposits point to an ongoing moisture path worth investigating. Begin with the gentlest dry-cleaning method and a test area; uncontrolled acids, blasting, or aggressive pressure washing can damage the masonry.

Winter work Can masonry work be done during an Ottawa winter?

Some work can proceed with a project-specific cold-weather plan. Materials, existing masonry, and fresh work must remain within the required conditions, which may require enclosure, controlled heat, protected storage, monitoring, and extended curing protection. Wind, snow, and temperature swings also affect safety and quality. If stable curing conditions cannot be maintained, postponing permanent work is safer.
